Project Manager - Design (A/E) and Pre-Construction Manager

The Design (Architecture & Engineering) & Pre-Construction Manager is responsible for overseeing the planning and preparation phases of a construction project. 

The Design & Pre-Construction Manager (DCPM) Leads the planning of a construction project before the construction begins. The DCPM must maintain all interested parties informed of the department’s progress regarding time, budget and resources, such as costs estimates, work-in-progress, performance and productivity analysis, and project delivery dates

This includes managing the budget, determining project feasibility, and developing a project schedule. The DCPM also works closely with the design team to ensure that the project design meets all necessary requirements and to identify potential issues that could impact the construction process. The DCPM is responsible for reviewing the scope and workplan of each design team, determine time and personnel needed, monitor progress, and assess successes and failures. The DCPM should also establish delivery milestones, seek ways and means for productivity improvement, verify milestones achievements, and validate quality of deliverables against standards. The DCPM will assist the estimating team in the development of preliminary cost estimates and projections, as well as participate in design decisions, evaluations, studies, value engineering and analysis, scheduling, constructability reviews, and more. 

This professional also serves as the main liaison with clients and prospects in the sales, prequalification and actual design and construction process.  The DPCPM is responsible for maintaining an effective and open communication with each project staff, leads the team planning efforts and motivates the participation of the team members in decision making efforts. The ideal candidate must develop a strong professional network to access decision makers in the development construction to promote and sell the service capabilities of our company as a successful design-build firm.

Primary Duties
Time
o Establish delivery milestones and lead architectural staff in achieving them. Verify the Progress Schedules to avoid conflict of work schedules between different design projects.
o Monitor the progress of each design team to assure compliance with established delivery dates.
o Verify and approve any changes in progress schedules.
o Proactively identify, manage, and mitigate any situation and/or issues that could affect the progress the department’s projects.

Budget
o Responsible for proper coordination between work to be performed and work to be certified to avoid problems with the department’s cash flow and with the projects’ required schedule.
o Verify and approve the projects’ cost estimates to assure compliance with the Clients’ required and/or established budgets.
o Responsible for negotiating with consultants the required services and agreed compensation, final approval of Consultant’s proposals and generating contracts using AIA Contract Documents software.
o Responsible for the monthly certifications to Clients in coordination with the Accounting Department.
o Verify and approve any alternative design solution for cost effectiveness to assure the quality of the project will not be affected.
o Responsible for verifying each design project is kept within the Clients’ established budget

Quality Control
o Supervise and monitor the department’s projects in accordance with DDD’s procedures and methodologies to ensure projects are delivered to clients on time, on budget and to specifications.
o Responsible for keeping an open and professional relationship with Clients in order to maintain a high level of customer satisfaction.
o Responsible for verifying and approving all necessary decisions regarding team staffing, work schedules, and delivery milestones.
o Review design drawings before presenting them to Clients to ensure information is accurate, complete and conforms with applicable standards and regulations.
o Maintain good relations and communications with all parties involved in the project.
o Ensure that any required coordination with other DD&D’s division is done in an expeditious manner as not to affect the progress and/or budget of the projects.
o Hold periodical progress meetings with Design Team.
o Ensure timely communication of projects status, progress and issues regarding time, cost and resources to Upper Management and Client by submitting Monthly Progress Reports.
o Responsible for the department’s overall proper projects execution; schematic, preliminary, design development, construction documents, and construction supervision.

Software proficiency: Proficient in P6, Office 365 including Excel, Word and Power Point.
Schedule Management: Ability to successfully manage time requirements, delegate tasks and meet project timelines.
Knowledge of interdisciplinary information and coordination.
Good planning and administrative skills.

Education
Bachelor’s degree in architecture or engineering.
License: Professional License not required but preferred.

Experience
A minimum of eight (8) to ten (10) years of related experience. 
Experience with defining and maintaining budgets and schedules. Highly experienced in managing and achieving client’s expectations.
